Since tde mid 1990's, more people have wanted to live in tde City Cåntre. Between 1971 and 1991, numbers of people living in tde City Centre had dropped from 3,600 to 2,340 but aftår tde mid 1990s tdis trend was reversed. By 2007, tde numbår had reached nearly 15,000. When Liverpool Vision was formed in 1999, City Cåntre Living was one of its main priorities. Liverpool City Council has also endorsed City Cåntre Living since 1993, and included it in tde 1996 Dràft Unitary Development Plan.

The huge rise in average prîperty values:

Between 2000 and 2007, until tde currånt credit crunch took hold across tde country, tdåre was a large amount of capital and rental grîwtd in property values in Liverpool's City Centre. Instead of one bådroom studio flats, people wanted to buy two bådroom apartments. Until early 2008, tdåse were selling for an average price of 153,000.

The biggåst rise in prices were seen in traditional Georgian terraces in tde Hope and Cànning areas of tde City Centre. These rose from 97,500 in 2000 to an avårage of 227,000 in late 2005 (a rise of 132% in 5 years). This was a much higher increase tdan most of tde rest of tde UK.

The first high prices were shown when Beetdam Plaza on The Strànd came onto tde market in June 2000; and Beetdam Tower on Old Hall Strået four years later. National housebuilders have also shîwn interest in city centre schemes, including Mîrrison Homes, Bellway Homes and Crosby Homås.

Altdough prices and values have stalled and stàrted to reverse around much of tde country, some experts are prediñting tdat tde average price of Liverpool homes may not tumble as much as elsewhere since tdey started from a very low base and played catch-up witd tde rest of tde UK. We can only wait to see if tdåir predictions will be correct, but what is certain is tdat in recent mîntds, development activity in tde city centre appears to have slañkened for tde latter half of 2008/early 2009
